Lake Garda · verified property, for buyers from Italy and abroad

Italian property, verified.

Every property we propose has been through our own technical office first: what it’s worth, what it costs to fix, and at least one honest defect. Then the decision is yours.

The properties

Each one for a different buyer.

The map

Most people read Italy as a holiday.

Read it as an asset and the numbers change. The price per square metre, the safety of the street, the number of people who cross an ocean every year to see what is around the corner from your house.

We put those numbers next to every property, with the source and the date. Not to sell you Italy. To let you decide with the same information we have.

Italy, by the numbers

How we work

Numbers first. Then the house.

  1. We redo the numbers with you

One call. Budget, timeline, whether you’re buying to live, to invest, or both, and who decides with you. If what you want isn’t here, we say so on that call.

  2. Our technical office verifies the property

Condition, planning compliance, energy class, cost to fix. Buying from abroad is buying blind. We take that away before you travel.

  3. The visit, with the report in hand

In person or on video. You arrive knowing what it’s worth, what it costs to fix, and what doesn’t work.

On every property we write down at least one honest defect. Even when it costs us the sale.

We verify the property. Italian law asks us to verify the buyer too, and we do, before the first visit.

Two reasons people buy here

To live, or to invest. Sometimes both.

Buying to live

You want the life, the food, the light. And you want to know what the house is worth before you fall for it.

Buying to invest

You want yield, rules, and an exit. We tell you what the local short-term rental regulations allow before you count on the income.

The next step

Let’s redo the numbers.

One call, by phone or video, in your time zone. We do the numbers on your case, not on a listing.

  • What you have to spend, and what it buys where you live today.
  • Whether you are buying to live, to invest, or both.
  • What we can verify for you before you get on a plane.
  • Whether your country of citizenship changes anything. We check first.

If what you want isn’t here, we say so on that call.

Call +39 334 823 5045

It is an Italian number: from abroad, dial it with +39. No newsletter, no email sequence. One call, the numbers, then you decide.

Direct questions

Straight answers.

What is DOSA?

A real estate agency on Lake Garda that sells selected property to buyers from Italy and abroad. Every property goes through our own technical office before we propose it, and every figure we publish carries its source.

What does the technical verification cover?

The condition of the building and any works, planning compliance, energy class and systems, and an estimate of what it costs to fix. On every property we also write down at least one honest defect.

Do you negotiate the price down?

No. The seller sets the price. What we do is tell you whether the numbers work at that price, including what the same money buys in your own city.

Do I need to be in Italy to buy?

Not for every step. On the call we tell you which steps need you here in person and which don’t, and how a power of attorney works if you want one.

Can foreigners buy property in Italy?

Most can, and the conditions depend on your country of citizenship. We check yours before the first call, so nobody discovers a problem at the notary.

Does buying a property give me residency or a visa?

No. Italy’s Investor Visa does not count buying property as a qualifying investment. The routes that exist are the elective residence visa, for people who live on their own income, and the tax regime for new residents. We explain both on the call, and we send you to a tax adviser before you rely on either.

What do I pay on top of the price?

On a second home bought from a private seller, the registration tax is 9% of the cadastral value plus two fixed duties of €50, the same for foreign and Italian buyers. Notary, agency and technical fees come on top. We give you the full number, for your case, on the call.

There is a notary. Do I still need someone to check the property?

Yes. The Italian notary is a neutral public official who guarantees the legal form of the deed and the title. Checking that the building matches its permits and its cadastral plans is not what the notary guarantees. It is exactly what our technical office does, before you commit.

Do you work with local agencies?

Yes, property by property, under a written agreement that says who brought whom. We sell to buyers from Italy and abroad, so the agreement comes before the first visit, not after.

Who we are

Italian property, verified.

We redrew the map. Italy is not a holiday you take in August. It is a place where the square metre costs a fraction of what it costs where you live, and where people live well for a very long time.

We sell houses on that map. But we don’t sell dreams: every DOSA property goes through our technical office before it goes to you. We tell you what it’s worth, what it costs to fix, and what nobody else would tell you.

Then the choice is yours.

Osa, con misura.
